Q1: January – March

The new year is the right time to baseline your facility. Schedule a full assessment of carpet and hard floor conditions, note areas that took heavy traffic damage over the holiday period, and plan the year's major services.

  • January: Full facility walkthrough and condition assessment. Carpet extraction in high-traffic areas (lobby, conference rooms, main corridors) if not done in December.
  • February: Strip and wax hard floors that see winter salt and moisture damage — entry lobbies and ground-floor corridors are priority.
  • March: Pressure washing of exterior entry areas and loading docks as winter conditions end. Pre-spring exterior cleanup.

Q2: April – June

  • May: Deep grout cleaning in restrooms and kitchen/break room tile areas. Spring is a good reset point for hygiene-sensitive spaces.
  • June: Interim carpet cleaning in high-traffic zones. Semi-annual extraction if you're on a twice-per-year schedule.

Q3: July – September

Summer brings lower occupancy in many commercial buildings — which makes it the ideal window for disruptive, larger-scale services.

  • July or August: Full strip and wax during reduced occupancy. Schedule after hours or during a lower-traffic period.
  • August: Window cleaning — interior and exterior. Summer light shows window streaks; address before fall client visits.
  • September: Carpet extraction in advance of Q4 activity ramp-up. Pre-fall reset for offices and conference rooms.

Q4: October – December

Q4 brings the heaviest use of most commercial facilities — holiday parties, year-end client visits, and the beginning of wet-weather season.

  • October: Electrostatic disinfection in shared spaces ahead of flu season. Especially valuable for healthcare facilities, schools, and high-occupancy offices.
  • November: Pre-holiday deep clean of lobby, conference rooms, and tenant common areas. Scrub and recoat hard floors ahead of holiday traffic.
  • December: Post-holiday carpet extraction. Address high-traffic damage before year-end. Final pressure washing if weather permits.

Key budget principle: Schedule your two largest services (strip and wax, full carpet extraction) during your lowest-occupancy months. You'll pay standard rates, experience less disruption, and have better crew access.
